Over the last 17 years, most of my STR purchases have occurred in December and January. I have scored good deals in these months. Here is the phenomenon:
While January 1 is really just a number on a calendar, it represents a psychological "CTRL+ALT+DEL" for many. New Year's resolutions. Lose weight, attend church more often, join a health club, get finances in better shape, etc.
It is also a time when owners of investments - including investment properties, make decisions to liquidate. Perhaps they want to take profits or simplify their lives.
In mid December 2020, I was contacted by a homeowner who wanted to sell. He said "we just decided that we are tired of managing the place and this is the time to sell it." Well, I wasn't really planning on buying a property last December, but I asked him what he wanted, and he replied "Well if you can close by December 31, we could do $XXX,XXX." So the date was really more important to the seller than the price. They wanted to sell the STR without drama and move along with their lives.
The deal was so good, I told him I could close with cash as soon as the closing company had everything together. No inspections, appraisals, etc.
So, be on the look-out over the next 30 days, for buys that may not be available the rest of the year. Happy Hunting!
