Welcome to the All Things Small Bay Industrial Blog! Since there seems to be a growing interest in this space from real estate investors of all stripes, I thought I would start a dedicated blog covering the subject. A quick bit about me. I am a partner in a group that concentrates in small bay industrial acquisitions/investments in Chicago, Illinois. We're called MJA Capital, LLC. What do I mean by small bay industrial? Pretty simple. We're talking about light industrial multi-tenant buildings from 10,000 to 100,000 square feet that have units between 2,000 and say 10,000 square feet. Generally second or third generation buildings (maybe older) with clear height ceilings of 15 to 24 feet, dock-high and drive in doors and a small office component. The places where small businesses live, and increasingly, last mile touchpoints on the e-commerce distribution supply chain. Some industrial folks may quibble with that description, but that is the general idea. So if you are interested in investing in or just learning more about these types of buildings or the what is happening in this slice of the industrial market, follow along with us.
