All the stuff I forgot to check when touring a property
When touring a property, it's easy to be distracted by a gorgeous view or some property detail and forget to check on important stuff, like plumbing, electrical, etc.
This is a touring checklist I've created, based on stuff I only realized after the fact that I should have checked. I hope you find it useful!
Before proceeding with any of the steps below, such as flipping a light switch, be sure to ask for permission from the person showing the property.
Property Entrances
For every entrance door to the property, try locking and unlocking the door and ensure locks function as expected. This should includes doors to balconies, patios, etc. Also test or inquire about any special door features, such as smart locks, etc.
Electrical
Turn every light switch on and off. Does the expected light come on? If not, is it a switched outlet? An unused ceiling fixture? Make a note of anything unusual and follow up as appropriate (eg you might be able to ask to plug in a lamp into the switched outlet to ensure it works as expected.)
Plumbing
Just as with the electrical, turn every faucet on and off. Are there any noticeable leaks? Does the water run clear? Is water hot or cold as expected? Any unusual sounds when water is running?
When appropriate, look under sinks. Any leaks? Pipes in good condition? Any signs of leakage, etc under the sinks?
Also, don't forget about toilets (flush each one) and showers (test any special features, or ask for them to be demonstrated.)
Closets/Storage/Cupboards
Open every closet door, kitchen cabinet door, etc. If they have light switches, turn them on. Look for anything unusual. Be sure to look up into the ceiling.
How much storage space is there in the property relative to the property size? If there is a small amount relative to the property size, this might be a factor to consider.
Appliances
Open every appliance door and look inside. Do lights come on as expected? Do you see anything unusual? If there are appliance feature you do not understand, ask for them to be explained. Test every part of every appliance that you are permitted to. If appropriate, ask for the appliance to be demonstrated.
HVAC
Turn every A/C and/or heating unit on and off. Listen for any unusual sounds. Ensure that hot or cold air comes out as appropriate. If appropriate, ask the person showing the property to operate the unit and/or demonstrate any features you don't understand.
Floors and Walls
Obviously, look for any scratches, damage, etc.
Maybe less obviously, be mindful of any parts of the floor that are covered by rugs, furniture, etc. Ask if the rug or furniture can be moved so that you can see the floor below.
The same applies to walls. If there are large parts of a wall that you cannot view, ask for the item obstructing your view to be moved. If there are any issues with moving furniture, rugs, etc, make a note of this, and what parts of walls/floors you were unable to gain access to. Follow up, as appropriate.
Ceilings
Finally, don't forget to look up. This is easily done. As per normal, look for cracks or any kind of damage.
General
Whatever checklist you use, be sure to have it physically handy while touring, so you don't forget some key detail.
Also, don't forget to snap lots and lots of photos, in particular of anything that requires follow-up, for later reference.
