The Simple Secret to Finding Deals

As someone who is pretty new to real estate, I am going to let you in on a secret. It is the secret to get properties that meet your criteria. This secret isn't magic. It may not be easy for some, but it is very SIMPLE. Are you ready for the answer?

Just ask one more question! That is the secret. 

What do I mean?

I have gotten 3 of my properties by just asking a few more questions instead of just one. I will share one of those 3 with you here. When I was in transition to move back to my hometown I had heard Brandon talking about the benefits of mobile homes on the BiggerPockets Podcast. I kept thinking over and over in my head, "Who owns that Trailer park in town?" Yes, I said the "T" word back then but I rarely use it today.;)

Finally, I asked a few people. They had no idea. And then one day, I asked my best friends mom, who's name you will get a kick out of (Becky Pancake), who owned it. When she told me, I knew the owner and he was a great friend to our family. My next question was to my mom. I asked her for his number. And my final question was to the owner, "would you be willing to sell it to me?"

His answer was yes! Now, this doesn't happen every time I see a property that I like. But if I didn't take a chance and ask all of those questions, I would have never gotten the opportunity to own the mobile home park. So, if you are just getting started, ask the questions, and keep asking! Most people will stop at the first obstacle or will never have the guts to ask.

  1. That is pretty awesome and I agree! I'm not opposed to being branded as "The guy who asks all those questions", especially if it is going to net me a cash-flowing property. Most times it is the simplest of things that will get you what you want! Thank you for sharing!!
