Way Too Low! Moving on and Driving for Dollars

I woke up this morning and decided to go ahead and try to offer 75% asking price on that first house. It was received with a big fat no. They wanted 90% of asking price, closing in 2 weeks, and no contingencies. None of these things were doable for me so I'm leaving it in the dust. 

I decided to try my hand at driving for dollars. I downloaded the app "DealMachine" and started entering houses that looked like they were either vacant or the owners were facing some hardships. On this app you enter the address and it automatically tells you who owns the property and if they are living there or if they are an absentee owner! It was great to get that immediate feedback. Just as I was about to end my drive I saw one larger building with grass up to my knees. I plugged in the address and low and behold it was an absentee owner who lived out of state! I have already written my letter to the owner and will be sending it in the mail today. If this person actually calls me I have to figure out what I'd offer and how to fund it. But for now we mail a letter.
