Warehouses and Industrial Buildings

Warehouses and industrial buildings are discussed together in my real estate training because they are often located in close proximity to each other. In most cities, the two types of property are zoned the same, as industrial.

Warehouses

Rental warehouses are usually divided into bays or rooms of various sizes. The bays can range in size from under 100 square feet to over several thousand. Often the smaller bays are used for people to store household and personal items or as small workshops while the larger bays can be rented to manufacturing facilities or sales outlets. The smaller bays are usually rented to tenants on a month-to-month basis, while larger spaces tend to be leased on a long-term basis. In my real estate course, I will teach you everything you need to consider before entering into this type of property investment.

Industrial Buildings

Industrial buildings are usually leased to major industrial companies and normally on a long-term lease basis. Companies lease industrial buildings because they need more warehouse space or are expanding their manufacturing operations. In my real estate course, I will teach you how to draft the lease so that the tenant pays for utilities, maintenance, taxes, and insurance which increases your profit margin.

Extras

When choosing warehouse and industrial buildings for investment, there are some things to consider that will make the building more appealing to tenants. Loading docks, high roofs, and reinforced floors are all extras that might make a tenant more willing to lease the building. In my real estate training, you will learn how to use these extra amenities to attract tenants.

Warehouses and industrial buildings make excellent investment opportunities. By using my proven methods for investing in warehouses and industrial buildings, you will be able to build wealth and achieve the life you have always dreamed of.
