NOW IS THE TIME TO PURCHASE COMMERCIAL REAL ESTATE

Leading Commercial Real Estate Mogul Shares His Current Techniques and Analysis on All 12 Types of Investment Property

ORLANDO, FLORIDA — March 27, 2013 — When well-known investment mogul Cherif Medawar decided to lead a roundtable discussion this spring on the current state of commercial real estate, he didn’t just rely on his own expertise. He invited other big-time property owners from around the country to join him.

Present at the meeting were investors representing apartment buildings, gas stations, retail centers, hotels, office buildings, mobile homes parks, and assisted living facilities. For three days, Medawar led the discussion while he and his group covered all 12 types of commercial real estate in a roundtable forum. The result was productive and enlightening.

“This is the time to get into commercial real estate,” says Medawar, who has been purchasing properties since 1991. “Prices are down, great deals are easy to identify, and commercial can offer a huge instant upside.”

For some types of commercial, such as apartment buildings, banks will still finance them readily. For others, such as warehouses or industrial, he recommends creative buying strategies. But buying strategies are only one thing they covered during Medawar’s roundtable discussion. They also covered finding good deals, analyzing the numbers, controlling the transaction, and performing due diligence.

The fact is, he structured the meeting into a five-part analysis identified by the acronym FACTS. The FACTS system is a methodology Medawar patented several years ago that he says anyone can use to purchase the property. Each letter of FACTS represents a different part of the process:

  • Find the Property
  • Analyze and Calculate
  • Control the Transaction
  • Timing of Due Diligence and Financing
  • Strategize for Highest and Best Use

The other investors present at the event have learned the FACTS system and use it in their investing. According to Medawar, some of the most interesting ideas came during the last step in the process—strategizing. Techniques revealed during this portion of the meeting primarily revolved around the concept of “highest and best use.” The highest and best use is that which would produce the highest value for a property, regardless of its current use.

“The thing that has made me so successful in finding a commercial property with potential and then taking it to its highest and best use,” he explains. “This strategy generates the most profit. It’s what I’ve been teaching others to do for 10 years.”

The 12 property types covered in Medawar’s Commercial Roundtable Event include:

  1. Apartment buildings: duplex, triplex, four-plex and large multi-family
  2. Storage facilities: personal belongings, business, boats, RVs
  3. Hospitality: hotels, motels, resorts, marinas, timeshare
  4. Land development
  5. Eco-friendly commercial real estate
  6. Retail: strip malls, single-tenant, shopping malls
  7. Office: executive, medical, government
  8. Senior housing and assisted living facilities
  9. Mobile homes parks and RV facilities
  10. Warehouses and industrial
  11. Parking garages
  12. Gas stations

Even though he has owned residential in the past, Medawar says investing in commercial real estate is no more difficult than buying a house.

“Everyone knows about the housing bubble and all the cheap residential deals out there,” he continues. “But for people who don’t want to worry about tenants, toilets, and trash, I teach them to buy commercial. The returns and phenomenal. And if you run it like I do—like a business—you can manage it from another state or even another country.”
