Your Choice Extensive Rehab, Light Rehab, or No rehab

Extensive rehabs can take months to complete and eat up holding costs, the homes could also be in worse area, they do have lots of upside, if you don't have a lot of money to start you can buy them cheap or even free and fix them over a longer period time using your w2 to fund the project, these type of homes are great for investors that have lots of motivation and time to fix them.

Light Rehab homes can be great for investors with less construction experience and less time to do the repairs, these homes normally are in a higher price point and they are usually in better areas.

No rehab homes are for investors with no construction experience, and no desire to deal with contractors, they have very little holding costs, these homes are usually in  better parks that can be harder to get involved in due to the park manager/owner not wanting you to work in their parks, you just need to make sure you are not paying to much for the home.
