#10 Great Tips For New Mobile Home Investors 

1- make as many park owner/manager contacts as possible 
2-if you are marketing for deals ANSWER YOUR PHONE.
3-ask the parks permission before doing any deal in their park
4-sign your company or your name on lot rent lease (makes you responsible for lot rent)
5-find contractors that will show up and care about their work 
6-Do NOT do a complete rehab for your first deal (junker)
7-When the park owners ask you to do work on the outside of home before buying the home just do it without any pushback.
8-Do Not tell a seller you will buy their home if you just intend to wholesale it cause if you can't find a buyer the seller will be mad.
9-Learn the numbers in this business so you don't overpay for a home.
10-Do NOT worry about the lot rent being high in a park because all other types of rents are high as well.

BONUS 11-Do what you tell the park owners/managers you will do, cause if you don't they will not allow you to buy any more homes in their parks
