Think Twice Before Buying A Home In A Flood Zone

Good day friends family and fellow mobile home investors, I just wanted to update you guys on a home that we have owned for awhile and were not allowed to work on because it was in a flood zone, we have owned this home for close to a year now but thankfully the park was not making us pay lot rent on this home because the park owners had to get the power pole replaced due to a bad tenant/owner damaging the last meter base and also the meter was on a rotted pole that needed to be replaced. As of last week the power has been restored to this home thanks to the park owners having an elevation study completed on this home due to the home being in a flood zone, in other words the power box was to low on the pole and the owners need to have engineers tell the electrician how high up on the pole the meter needed to be in order for it to not get water in the meter box if the creek behind the home came out of its banks, now that this process is finally complete we have applied for a title with DMV so the new owners will be fixing the home and living in it while they fix it. Congrats to the new owners and happy that we could contribute by selling them an affordable home option for their family.
