What should aspiring Landlords on FIRE READ?
Three Top Reads:
1. Landlording on AutoPilot by Mike Butler. Download the Kindle sample from Amazon, and see if it speaks to YOU. If it does, BUY IT. I personally like the 1st edition best - his chapter 1 opened my eyes to the power of DEPRECIATION, and how it can be used to legally minimize your income taxes for life.
NOTE: I just went to Amazon.com, searched 'Landlording on AutoPilot', clicked 'Look Inside', clicked on chapter 21 from the table of contents, and read pages 211-213 that spell out the advantages of depreciation in common everyday language. Also, the Kindle 'sample' I have is from the first edition... not sure if the sample you can download is still from the 1st edition
2. The Millionaire Real Estate Investor - good summary found .
3. The Out Of State Real Estate Investor - a Bigger Pockets book discussing how to do REI if you live in a HCOL market - you invest in a city where the cost of real estate is more reasonable. Most important concept is to build a team in the area you're interested in (REI friendly realtor, Property Management company, handyman, accountant, lawyer, etc).
Why books?
Don't get me wrong... I LOVE blogs, websites, and YouTube Videos.
Blogs, and webpages are great for topical content, and quick 'snack' reading on a topic. YouTube videos even more so. But IMHO, for DEEP DIVE learning about a topic, nothing tops a GOOD BOOK. I've read A LARGE NUMBER of REI books, and these are 3 good ones. If you want more, I can link to a list on MMM's forums.
As a Landlord on FIRE, start with the FREE resources - what books can you find for FREE, download, or check out from the local library? Once you're convinced you like a book enough to purchase it (like The Complete Tightwad Gazette - I checked it out 3 times before I finally bought it), purchase it USED if possible. Amazon.com and BiggerPockets.com are the two best resources IMHO for REI books.
