Rental Property Management Software

I have been doing some research on rental property management software and payment management services. I found two services that I like for different reasons. The two services are Cozy and RentRedi.

Both services offer cloud-based services, free payment management services to the landlord, videos to teach landlords how to utilize the management software and a free and easy application process for the landlords that is processed through each software. Both services you can list properties through Trulia, Zillow and HotPads. I personally have had more luck listing the properties on Facebook Marketplace and Craigslist but I have had some people follow up through Zillow. Both screening processes run through each property management service and are run through Transunion. Cozy is $39.99 per applicant and RentRedi is $35.00 per applicant. Payment management for each of the software seems to be user friendly.

Cozy is a free property management software and is the service which I currently use. I like Cozy as it is user friendly to most people who know how to use the internet, but can be clucky sometimes. I have had older tenants have problems trying to make payments initially, but have caught on over time. I really like the videos that Cozy has as they are more in depth than the RentRedi videos for landlords and tenants. I don’t love the accounting part of the software as you are not able to reconcile cost easily. The customer service is okay, not great, everything is done via email, but I guess you can’t ask too much with a free property management service. Overall the system has worked well for me, I only wish that the accounting system was easier to work with.

RentRedi is a property management service that has a monthly charge of $9.00 if paid for the entire year or can increase in cost if paid every three months or on a monthly basis. I like the mobile app that RentRedi has and how the landlord and renter can perform most of the tasks from the app. The maintenance/repairs request for the app seems to work nicely which can include a short video of the repair needed. I like that the app can also be used by maintenance personnel and repairs can be marked complete when the work is done. RentRedi has good customer service including live chat, email and phone service to speak to an actual person.

We plan to stay with Cozy for our rental property management software for now, but may change the software if we have any new tenants. If Cozy can work on better accounting software, maintenance requests and a mobile app I really have no reason to change. I know if Cozy made all these changes, the software probably would not be free.
