Must Have Pasadena Certificate Of Occupancy to Transfer


Homes For Sale Pasadena CA- Must Have Pasadena Certificate Of Occupancy to Transfer- A little inconvenient for the seller maybe but the Pasadena Certificate of Occupancy offers protection on both sides of the home sale transaction.

In order for the seller to obtain a Pasadena Certificate Of Occupancy there must be a Occupancy Inspection done at the sale or transfer of a Single Family Home, Duplex, Condo or Townhome by the Code Compliance Section of the Planning and Development Department.

Here's what they are looking for in the Occupancy Inspection:

  • Electrical
  • Plumbing and heating systems
  • Structural hazards

They are also looking for Zoning Issues such as

  • Illegal building additions
  • Conversion of garages,attics, and basements to dwelling spaces are also checked.(very common in many Homes for Sale In Pasadena Ca)

If upon inspection, home is in violation of any codes, the home owner will be given a reasonable time to correct them. Once the violations are corrected and satisfied, a Certificate of Occupancy is issued and remains valid until the dwelling unit is again sold or rented.

For the seller: it protects you by giving the buyer of your home full disclosure of permits and lack there of that even YOU many not be aware of and the opportunity to correct them.

For the Buyer: The Pasadena Certificate of Occupancy let's you know upfront what structures are and aren't permitted and what needs to be done so that you don't inherit the permit issues.

When is the best time to get your Inspection? When you know you are ready to sell! Don't put it off or you may well get caught off guard and "hold up" or ever worse "Blow" a successful escrow!
