While FHA is a great loan with excellent terms (3.5% down, seller pays up to 6% of closing cost) it can be challenging to find sellers that will accept your offer. Why? Because when you are competing against other buyers who have larger down payments and less restrictive loan terms, hands down the person with higher down payment and leaner terms almost always wins.
