Staging your home to sell for the most money

Today we are going to talk about staging your home to sell. Now we already talked about decluttering and depersonalizing in a separate video, so today it’s all about those finishing touches and first impressions.

If you have a friend or family member who prides themselves on decorating (and you like their style) have them come over and give you some input. Don’t be afraid to ask for help. You want your home to look as good as possible.

Ok, Let’s get started…

When a potential buyer walks up to your house for the first time we want them to see great landscaping- completely alive and thriving. This may require you planting fresh flowers along the walkway or potting a couple of plants by the front door. You need a fresh entry mat (we’ve got some suggestions in our online store) and a cobweb free, clean entryway.

Walking into your home you want buyers to have a clean, fresh scent. For most of us, we cannot judge what our own home smells like so you can ask someone close to you, or just get a diffuser or candle to create that scent.

If you’ve already done the decluttering work you have gotten rid of a lot of art and any unnecessary furniture. In your main living areas take a good look at your rugs and throw pillows. Are they faded or stained? Could you invest just a couple hundred dollars to get a new rug and throw pillows that you can use in your new house too? This is going to make a huge impact. Check out RESCO’s Pinterest page for fun room layouts and styles for inspiration. You want your decor to pop but not be too overwhelming for the space. Target, Homegoods, Marshals - there are so many inexpensive resources for these pieces.

The other big area that makes a huge impact are bedspreads. If your kids are like mine they are super hard on bedding. I won’t elaborate but 3 pre-teen/ teen boys are pretty gross. So prior to any photos being taken or buyers walking through the house, I recommend a fresh comforter to throw on all the kid beds. This changes the room instantly.

One of the biggest changes you can make is to neutralize your paint colors. I think it’s great that you have painted every room a fun color to match each person’s personalities, but to a buyer that just looks like work. Get out the Sherwin Williams Snowbound and get those walls painted. Keep it super simple- make it neutral. If your walls are already taupe or light gray, no problem. Keep them, but in general any blues, yellows, reds, etc need to go. No matter what.

The last item is a little more major: light fixtures. If you have it in your budget to change out your chandelier or pendant lights from what the builder provided to something more stylized, do it. Home Depot and Lowes have a great inventory of fun chandeliers and pendant lights. Not everything has to perfectly match, but try and look for something that will compliment your overall style and metal finishes.

Ok, you are just about ready. Get some fresh flowers or branches from your yard. Put those on your kitchen counter or dining room table and let’s get some photos of this beautiful home! Way to go. You are doing the work and it is going to pay off. Keep it up you are on your way to selling your home like a boss!
