First Wholesale Deal from a FSBO sign

So, now my nerves have settled just a bit. Today, I went to my first walk thru on a potential property I would like to get under contract. I came across the property from a FSBO sign in the yard. Funny thing about it, I had drove past the sign a few times, but never got the nerve up to call or stop. Finally, I decided to do just that! 

Made the appointment to see the property and just finished. It's a wild rush of nerves and anxiety. But overall, the guy seems really cool. He's an investor himself just looking to move on to bigger investment deals.

Now, I'm working through the hard part; getting the numbers in place to make offer and needing to line up my end cash buyers :)
