Preparing An A+ Airbnb Listing

Dual Listing

The log cabin is ideal for large groups; however, because Hemlock is still in its early stages of development, weekday bookings mostly consist of individual travelers looking for smaller more affordable accommodations. To take capitalize on the empty weekday slots I intend to setup 2 listings. 1 for the whole cabin any day and the second as individual rooms with shared common space for weekdays only. I will have to do some research on how to sync up the listings so that none of the days get double booked.

Photo's

Airbnb provides a free professional photo service that serves to help advertise your listing of course and also to verify the validity of your listing. If the photo service is not available in the area I intend to hire a Real Estate Stager/Photographer and request a refund from Airbnb with the invoice. It would be ideal to bring in the photographer after some of the remodeling has been done, so I'm considering asking the prior host for her pictures or getting a friend to do them for the short term. Either way we will need to bring in a professional cleaner before hand

Host Profile

The book highlights the importance of allowing your guests to get to know you for the purpose of building trust. Clarity and transparency about the listing and myself will be crucial. I will write up a bio about myself to hopefully communicate my goal to create the perfect Airbnb location for my guests. The recommendation for the Host photo is business casual, but I'm just going to use my realtor head shot for now.

The Listing Title

One of the most important parts of your listing is the Title. According to the books "Get Paid for Your Pad and Optimize Your BNB" the aim is to communicate the most valued amenities while avoiding generic adjectives and descriptors that will be communicated through the listing pictures anyway. A bonus tip is to include a symbol or 2, but not an emoji as they prohibited according to Airbnb's content policy. In my previous post I highlighted that the hot tub, camp fire, cabin atmosphere and proximity to the ski hill. Since the fact that it is a log cabin will be communicated thoroughly in the pictures, I think the proximity to the ski hill is the most important thing to highlight.
