Coronavirus & Real Estate: Prepare for Potential Impacts

As any good investor knows, the little details that form current trends create the borders to a picture that’s then able to be filled in. Following the current trends of the market, they’re able to keep on par with other investors.
Great investors never satisfy themselves with keeping on par with others. They understand that the current trends themselves are, in fact, the little details that fill in the colors of the picture. They see the complete picture before the picture even exists, which gives them an advantage - there are no borders other than the ones they visualize!
Right now, the Coronavirus is the biggest news in the world.
Why is that? The simple and logical answer is that the high infectivity rate is swiftly creating a global pandemic which, of course, gives valid reason for the increasing global media coverage.
It’s All About The Edge!
To truly attain success when investing, don’t follow the same script as the good investors. Don’t make decisions based upon what’s currently happening… instead, you need to make decisions based upon what you know will happen. You need to avoid wasting time by following someone else’s script as they’re writing it along the way. The investors that are writing (and following) their own scripts are the ones that will have true success in the future since they’re broadening the borders of the picture. If you’re trying to follow their borders, you’re following the previously determined borders that they’ve already moved on from.
But I’m Not A Fortune-Teller
Are you sure that you aren’t? You’re an investor. You are a fortune-teller. Your livelihood and success depends on your ability to see and understand the measurable analytics in ways that others don’t before others do.
Much to the surprise of some, investors are, in fact, humans. Human beings have a natural instinct to react to current stimuli based upon prior experiences. The ability to cage this instinctive behavior is truly what separates the good from the great.
Speaking of Human Beings...
There are many people that have already been impacted by the Coronavirus. There have been (and will soon be many more) conferences cancelled due to the concern and fear of spreading the virus.
Instead of delving into every single detail of all aspects of life, let’s focus on the impacts to those that are directly affected by the cancelled conferences.
The venues that had been built to accommodate crowds are going to become silent and empty. All of a sudden, the revenue originally expected for these venues no longer exists. The Uber drivers, food vendors & trade-show marketers were counting on these conferences to pay for their mortgages. The hotels that had hundreds of reservations no longer have more than perhaps a dozen hopeful (or forgetful) guests that haven’t cancelled.
The workers in these hotels will either not be permitted to work (due to Health Department mandates or purely as a managerial decision...) or they’ll remove themselves from the schedule on their own in fear picking up the virus and spreading it to their loved ones.
If housekeeping is short-staffed, the contagion has no problem just hangin’ around on doorknobs, sinks and even the hotel’s front desk - so even if there’s a slowdown in the spread, it’ll actually be in waves.
So… Where Is The Money?
If that’s the question you’re asking as you read this, that’s a good question! In fact, it’s the first question that you need to ask, since you need to know where there’s apt to be a rush to sell due to property owners’ Corona virus fear. The places that are going to be hardest hit (and have more of a probability of needing to sell properties as soon as possible) are simply the most densely populated neighborhoods of densely populated cities, such as New York, Chicago and Los Angeles. Not just because of the density of population, but also because such neighborhoods have much more mass transit usage, thus locally amplifying the infectivity rates. The next question to ask is when the best time to take advantage of the opportunity will be.
