

Take it till you make it..
So I admit. I have no experience with regards to mobile home parks. None. In fact, yes, I too was one of those prejudiced types who presumed erroneously that a mobile home park was synonymous with trailer parks which was synonymous with poor quality/cheap/low class housing. I never bothered to educate myself further into this asset class because I didn't even know it was an asset class!
Then bigger pockets happened. 1 month ago, I joined the BP family. Listening to the podcasts became part of my morning dog walk ritual. In fact, I was so hooked, that I didn't realize it had been days since I had Netflixed. Take a second to take that all in...
Yes, I am aware I turned Netflix into a verb. Thank you, Brandon and Josh, for taking that monkey off my back.
Fast forward through selectively going through their podcasts about people who started out with NO experience and how they managed to successfully scale the asset class of their liking. With hard work....With lots of reading...with diligence...you can do it!!! (they say).
And its true. Ive been reading. A lot. Ive been listening. A lot. Ive forged new relationships- wearing my little newbie heart on my sleeve. And I've been deal hunting. Like a mad woman. Waking up an hour early ( 0400). In between seeing patients. At the gym. While at dinner with friends.
So when I make these calls to the big boys in the industry- the banks, the lenders, the brokers- and start to question myself after hearing the skepticism in their voice, I remind myself how far I have come.
One month ago, I didn't know how to calculate a cap rate based only on lot rents. Or that you should know the dimensions of a pad because some of the newer homes are 72 feet long and might not fit on your smaller pads. Or that heat tape is very important. Or that running test ads is a thing ( did my first one by the way - it is going really well!).
So. For all of you newbies out there like me- That get their blood pumping listening to BP's success stories first thing in the morning. Keep going. Every small effort towards your goal counts. And it isnt suppose to be easy or feel comfortable. You will get a lot of skepticism on the other end of the call. A lot of nay sayers and -itcant be done-ers. Some people say fake it till you make it. But people in this industry seem to know how to sniff the posers out. So I recommend TAKE it till you make it. Because you will. Make it.
