The perfect storm and opportunity has been brewing since 1946. The set of demographics that will set the precedence and that will change the industry of Senior Housing has been Gen X and Baby Boomers.
You may or may not know that 10,000 boomers turn 65 years old daily. That means that in any given month, you have the 3,000,000 potential opportunities to offer services such as Assistance with Daily Livings.
Now you may be thinking 1 of 2 things (or at least I would)
- WOW, 65 years old that is way too early / young for someone to live in an Assisted Living Facility.
(Remember, I speak of Florida only) Florida statutes state that an ALF is not solely for elders, but rather for anyone over the age of 18 needing Assistance with their Daily Livings. This just opens more of a window of an intended audience - the question becomes, what is going to be your intended demographics?
I've personally have and had clients client as young as 60 yrs old. There are just something that you cannot control.
- whoa, that is a lot of people turning 65 years old per day, but what do I do with those numbers and real estate? The short answer: EVERYTHING!
You have the knowledge of real estate and how to invest and now you are learning or being introduced to the dynamics of the AL operations and its possibilities.
Look at the graph above (Yes, I like The Demographic Cliff!) Can you tell me which other Real Estate asset class you were able to determine a decade in advance that it would be a sector in which to have a presence established?
Which other real estate class can you honestly say that would make such an impact within our communities, and for years to come?
Senior housing is truly a niche that could be placed in a trust and just create generational wealth, passed on to your grandkids and so on.
Once it peaks it never returns to the levels the we are in currently. Also with that, some government agencies are raising the bar on entry. it is good to get in when you can, before the requirements are too ridiculous.
