Best Resources and Online Tools for Wholesalers

Being a wholesaler in today's market requires excellence, the industry continues to get more competitive and to be successful you have to be on the cutting edge. What that means is you need to be utilizing the best tools available. Laid out below are the tools I have found to be best in class and have allowed our company to go from nothing to doing just over 5 deals a month in 6 short months. I have also included a few tips and tricks to help you reach the next level with these amazing resources.

Mail Lists

- List Source: they are the most popular and best when it comes to finding targeted mailing list for your market as a beginner

- Tax Assessors's Website: This is for those of you who already have a few deals under your belt and are looking to get to the next level. By hiring a Virtual Assistant to scrape your target market's tax assessor's website you can get an entire database of every property in existence in your market. Depending on what types of data that specific county's tax assessor provides you could get enough data to filter and sort your list in ways even List Source can't even provide. This also provides a more up to date list as I have found List Source lists to be outdated by over 2 years sometimes

Mailing Companies

- Yellow Letter HQ: This is who we use for all of our mailers and I love them. Their Google Street View postcard is best in class for getting the most people to respond to your mailer.

Call Handling

- Call Rail: They allow you to create new phone numbers with local area codes and have them all forward to your personal number. This way you can connect different phone numbers with different mailing campaigns to see which have the best response and conversion rates. Also, this tool allows you to turn on recording for all calls so you can go back and listen if you forget something down the road

CRM

- REI Automation Squad: Once you get some deals under your and are sending out multiple mail campaigns a month, things can get confusing and you can start letting potentially good deals fall through the cracks. The REI automation squad provide a service in which they will set up a custom work space on Podio to act as a CRM for your business. They have the capability to tie your Call Rail account into Podio such that each new inbound call will auto-generate a new lead in Podio, but the fun doesn't stop there. They also provide automatic drip text and ring-less voicemail campaigns that automatically follow up with prospects you haven't hard back from in a while, preventing you from ever losing another deal

If your just starting out these tools aren't necessary, just take action and get a few deals closed. However, once you have some experience under your belt you have to start relying on systems and automation to be able to scale.
