We made a down payment of just $600,000, with the seller carrying the remaining balance at a reasonable 5% interest rate. This unique financing arrangement effectively addresses the high-interest rate concerns.

  • Comparative Advantage: To put things into perspective, a nearby RV resort, Reunion Lake, recently sold for a staggering $23.5 million, with 257 total pads. Our deal comprises 44 pads and cabins for a fraction of the cost at $4 million. With owner financing and significant growth potential, our project is poised for success.

  • Projected Returns: Our conservative model forecasts returns of $15 million, while our target model estimates $27.5 million. This translates to an impressive 2.65X return on investment for our conservative estimate and a remarkable 4.34X return for our target projection. All of this is expected to materialize within a seven-year timeframe.

  • Unique Selling Proposition: One exceptional aspect of this project is the plan to subdivide the park, transitioning a portion from long-term to short-term sites. This innovative strategy involves selling sections of the park by the acre and marketing the spaces by the foot. We've already identified two interested buyers for this distinctive opportunity.

The Origin of the Deal

The story of how we came across this fantastic deal is equally compelling. Our business partner, Mikey Nunmaker, who also owns and operates the Buuy RV Resort, was approached by a neighbor in Madisonville who knew of a motivated seller looking to offload their RV resort discreetly. The result was an off-market opportunity, which we quickly seized.

The park, known as Tangi Pines RV Resort, has been a beloved camping destination in Robert, Louisiana, for decades. Originally established as an Yogi Bear RV resort in the 1970s, it has been a lucrative investment for the owner. However, due to personal hardships, he was looking to sell the park and make it more accessible for someone local who could restore it to its former glory and enhance the experience for customers.

Our Business Plan

Our strategy for Tangi Pines RV Resort encompasses several key elements:

  • Long-Term Section Transformation: We'll privately fence in the long-term section of the park, convert it into a private community, and sell it within a year. With rent rates currently as low as $350 a month, we plan to raise all rents to market value, which is $750 a month. This move alone is expected to add significant value to the park.

  • Additional Amenities and Attractions: Enhancing the existing amenities, we're adding a lazy river, a customized playground, a bounce house in the dome area, mini bowling, zip lines, mountain bike trails, and a ropes course. We also have 30 undeveloped acres at our disposal for future expansion.

  • Site Renovation: All RV sites will be upgraded with cement pads, fire pits, and improved electrical connections to accommodate newer RVs.

  • Cabin Renovation and Reality Show: The cabins on the property will undergo extensive renovations. Simultaneously, we're partnering with a production company to create a pilot reality show.
