Where To Find a Contractor (that you haven't looked yet)

Top Places to Get Contractor Referrals (that you probably haven't thought of)

One of the main needs that I see needed by investors is good quality contractor. I run into this on BP, investor meetups, from investor clients of mine, etc.... I spent half my life as a contractor, and the other half as a Real Estate Agent so it is safe to say that I have become an expert in finding contractors to get things done. Everyone knows they can ask their friends, family and Realtors for referrals, but here are a few places to find contractors that you may not have thought of. 

1. Contractor Sales Reps: This can be one of your best resources for contractors. They deal with contractors every day, and know who is good, bad, busy and slow. You can walk into 84 Lumber, Carter Lumber, Pro Build, or countless others and ask for a contractor sales rep and typically be speaking to one within a few minutes. 

2. Utility Providers: The electric company, water & sewer departments, etc... work with contractors all the time. They will know which ones are reliable and easy to work with. 

3. Other contractors: This is a big one. Every contractor works with other contractors, and typically has the scoop on what contractors are doing what, and how they are performing. If they aren't bidding your work, they will typically be happy to pass on someone else's info as a professional courtesy. 

4. City/County Inspectors: No one deals with contractors more than inspectors do. These are the people that are looking at the contractors work regularly and passing or failing them. They typically won't say bad things about contractors, but will praise the really good ones. 

5. Insurance Companies: They will typically have customers that are contractors that they can pass out, and have contractors that bid work for their customers. This will also pretty much guarantee that the contractors have the proper licensing and insurance. 

These are just a few of the places that could refer good contractors, that you may not have thought of and could save you from a trip to Home Depot at 5 am!
