Tracking the Numbers - 40 Closings in first 14 Months

Hello All

I'm somewhat new to BP, and haven't posted much....but I have always enjoyed reading posts from the more experienced members.  This site has been a great tool for me, and I hope to bring some value back to the community as others continue to do.

I started in Real Estate investing last July, 2017, and have had an amazing experience so far.  Starting with NO MONEY, I have been able to turn nothing into a whole lot of something, and have helped a lot of others put money in their pocket as well.

In the last 14 months, I've managed to close 40 transactions, between purchases, sales, and wholesale/assignments.  It's so much fun that I LOOK FORWARD to Monday mornings....hahaha.....I never used to do that in previous "jobs" I've held.

I have learned so much over the last 14 months, but there are a couple things that really help me continue to maintain a positive experience and also grow my business.  

#1 - ALWAYS have a "Genuine Care and Concern" for ALL other parties involved in a transcaction.  

This is very important to me.  I work in the city I grew up in, I have a lot of family and friends here, so reputation means a lot.  So does keeping a clear conscious.

My goal is always to benefit the other parties position as much as my own. - I always strive to put together a deal that will benefit everybody involved, and allow all parties to leave the transaction happy.  Providing jobs and putting people to work is always nice, too.

#2 - This is a HIGH ACTIVITY SPORT, play it like a pro athlete.

Professional athletes work constantly at getting better, and they always know their statistics.  I LOVE tracking my numbers.  Over time, it makes it easier to analyze performance trends and recognize which areas of my activity need improvement.

In this "game", it can take several contacts, calls, mailers, door knocks, texts, etc to move a deal forward to the close, and there are ALWAYS challenges and hurdles to overcome.  I try to give offers every single day, and keeping the pipeline full of prospects who want offers is extremely important.

Also, a TON of follow up calls to make on the large database of leads I have managed to build over the last year.  I use a crm system to help track my activities, and keep my leads organized.  This is a life saver.  

I'm super excited to finish the year strong and develop more relationships in this field.

  1. Thank you for sharing!  What CRM system do you use?  Also, how do you generate your leads?


    1. I use "VanillaSoft" as my CRM.  I've used that in another business I had, and helped many companies implement it for their lead management.

      Generating leads comes from a number of activities, but most of my days are spend on the phone.
