Here it is, in all it's glory. Nothing fancy and needs a little work. 

We set up a Cozy account and asked that the tenants use an automatic payment. Cozy is nice because it will automatically charge a late fee for whatever amount that was legally agreed upon in the written lease agreemen. It also saves you from having to go by the home every month to pick up checks or wait for them to arrive through the mail. I linked my bank account with the Cozy app and payments will get deposited into account automatically. I also linked my bank account to the previous owners to make an automatic draft every month for the mortgage payment. I wanted the process to be streamlined so I wouldn't have a lot of work collecting payments and delivering them. 

Digging a french drain will be our first project around the back and side of the home. Starting this weekend so stay tuned!!
