Real estate investors are always looking for ways to increase productivity. They want to accomplish a lot of goals within a short period of time. The logic here is that the more achievements we get, the more successful we become. It’s true!

I started out in the real estate investment sector many years back. When I came to the United States from India, I didn’t expect to land a long-term career in acquiring properties. It was only when I started investing in single-family homes that I took an interest in developing my professional efficiency.

This interest came with the realization that we only have so little time every day to be productive. Let’s say you have about five hours of sleep every day. That leaves you with 19 hours for work. From this, how much time do you spend doing actual work? It’s amazing to find a lot of downtime from the 19 hours we spend every day, and this should enable us to focus on making every hour count.

It’s important to get a lot done in so little time because the payoffs would be massive in the end. I have a lot of people asking me why I manage to do a lot of things, but I still end the day with a smile on my face. I would tell them it’s possible to work hard and still be happy if you use the right approaches.

For me, these approaches have been crucial to my success in motivational speaking, fundraising and multifamily investing, and I hope that these will help you turn your dreams into reality:

Find your passions

People will often tell you that your passions should drive your success. What’s the point of forcing yourself to do something that’s isn’t giving you a reason to smile? In my case, my passion is in investing because not only am I building my wealth in the process, I am also helping a lot of other people out. These include Investors, Residents, Team Members and Vendors, and all their families.

When I buy multifamily properties in emerging markets, I am also providing additional housing for people who are in need of them. At the same time, I am helping investors out by sharing what I already know about the sector.

This is also the reason why I set up a Syndication Academy in the first place. My passion is to teach and mentor a lot of new investors who want to learn the tricks, art, and skills of what I have developed over the last 14 years in multifamily investing, syndication and management.

Once you’re passionate about something, it ceases to feel like work. So, find your passion, and be where your heart is! Eventually, you will find a reason to smile at the end of the day as well.

Set up systems

I am always interested in systems, and my colleagues would often refer to myself as a systems guy. I am always finding ways to do something in the most systematic way possible because when you have an efficient process in place, you can avoid wasting time on non-essential things.

Every day, I spend time filling up my schedule with results-oriented activities. I list down the things I should prioritize and save non-essential, non-urgent things at a later date. I make sure that each hour I spend is productive or contributes to overall efficiency. By delegating certain tasks appropriately, I am able to improve my productivity, which allowed me to secure more successes. Leave some time for yourself and for the family

You might have thought that the 19 hours we spend every day should be all about work. However, it’s still important to spend valuable time with the very reason for all the hard work we put in: our families.

Indeed, nothing helps us relax more than to go on a family outing every now and then. You don’t have to worry about not doing any work. Once you have set up a system for managing your time, you will realize that you are able to complete a month’s worth of tasks in just seven days. This also leaves you enough time to spend quality time with your family, whether it involves watching your son’s soccer game or going to the beach on a Sunday.

Using the word “and” instead of “or”

I read in a book this special concept and it made a lot of sense to me. By telling yourself that I can do this and that and that and that, the subconscious starts believing that you can do these activities. Then it becomes a habit and your body also starts performing at a better pace and you reach more results and gives yourself more pats on your back. It’s a tremendous technique, please give it a try.

I guarantee you, if you spend enough time with your family, you can accomplish more goals and become even more efficient in what you do.

  1. This is great advice, @Vinney Chopra! My wife didn't understand why I spend so much time watching podcasts, reading blogs, and interacting with other investors in forums. To her, it looks like I'm just goofing off on the computer. I had to explain to her that this is my passion and my hobby. Some men tinker on cars or fish or sit and watch sports on TV 20 hours a week; my passion is real estate investing and property management.

    Most passions and hobbies cost money but mine is creating money and real, long-term wealth. I had my wife do a financial inventory this week to determine our net worth. I think she's finally starting to understand!
