2 Mobile Home Park Funds Sell - View the Performance

Latest from SMK – after 4 and 6 years invested, two of our Mobile Home Park (MHP) fund investments have sold and closed. We are pleased to share the performance with you. MHP's often come with many negative stigmas and the belief that they are "unattractive" investments. Although one may choose to live elsewhere, MHP's have many favorable aspects that put them near the top of the list of our most desirable asset classes, especially today as the .

Each investment was value-add focused with the goal of increasing each park's Net Operating Income and corresponding asset value. In addition, the investments were in a fund that owned multiple MHP's. Our attraction to funds continues to grow due to the fact that they allow investors to achieve significant diversification with ownership of multiple properties in many locations.

Both funds were part of a large sale of a total of 102 MHP's that sold to a prominent private equity group for over $344,000,000.


Below is a brief summary of the 2 Mobile Home Park investments that sold:


#1 - Mobile Home Park Fund:

  • Investment commenced in May of 2012 and sold August 2018
  • The Fund had ownership interest in 15 Mobile Home Parks across 6 states
  • The Fund consisted of partial or full ownership of 1,000+ Mobile Home Lots
  • The assets of the fund were over $24,500,000

#2 - Mobile Home Park Fund:

  • Investment commenced in October of 2013 and sold August 2018
  • The Fund had ownership interest in 37 Mobile Home Parks across 14 states
  • The Fund consisted of partial or full ownership of 2,500+ Mobile Home Lots
  • The assets of the fund were over $54,000,000


What Do The Returns of a $100,000 Investment Look Like?

Each of these investments produced very similar returns, provided positive rental income shortly after commencement, and investors earned consistent quarterly passive income up until the property sale.
