Week 3: Continuing On
I took some time off from my last post (about 3 months) because I wasn't getting much feedback and not sure if it was helpful at all. I think I need to get back to doing this for me. I am making my goals public and posting my follow through. I will post each Monday and will follow up with how everything is going towards the end of each week.
Goals This Week:
1) To send 150 letters for foreclosures for October
2) To order 2,000 postcards for foreclsoures and 2,000 postcards for Probate/Heirship
3) To get caught up on accounting (I have let this slide for the past 3 weeks (I was out of town for 10 days)
4) To get someone out to the Arlington Heights house that is on the market to touch up the ceiling where their was a roof leak (leak already fixed)
5) To get someone to mow the E Cedar Elm house
6) To schedule pool repair for E Cedar Elm house
Goals This Month:
1) To get another SFH flip under contract
2) To get Arlington Heights house under contact
3) To finish up E Cedar Elm house
4) To finalize formation of a series LLC for 2019 and beyond (currently using basic LLC)
I currently have two homes, one on the market and another nearing the end of construction. Both were off market buys. One is funded through private money and the other is through a HML. I am behind on my goal for the year of 6 homes but hope to finish strong with Q4 coming up. I also hoped to pick up 2 - 4 doors for rental. I don't know if that will happen this coming quarter but will keep striving for it. I hope to ramp up my marketing to bring more leads. I have been getting a 1 - 2% response rate which is low. I should be seeing closer to 3 - 4% so I am going to be working on the pieces I mail out to increase my effectiveness.
