The Journey to my Very First Wholesale Deal
This blog is really a journal of what I am doing/have done that leads up to my first wholesale deal. The ideas that have come across my mind and the type of marketing that I am currently working on.
Ok so this is a story all about how my life got twisted and turned upside down and how I became the greatest wholesaler of Houston's Bellaire!! (I obviously shouldn't be a rapper)
Ok so who am I and why do I want to wholesale? My name is Wilzon Marinero and I got the real estate investing bug in my early twenties but didnt actually do anything about it until last year (2017). At the time of this writing it is April 6th, 2018 and up to now the type of marketing that I have done has been very limited (due to my budget). I was able to gather a list of code violations from the second quarter of 2017 and I have sent postcards to the owners of those properties. I send 100 postcards every week (well intended to) I received two phone calls from my first batch but those didnt lead anywhere. I also put two properties from the MLS under contract within a month, but those didnt sell and I almost lost my earnest money deposit due to the realtor not being professional at all. So all in all I have done quite a bit in order to kickstart my wholesale business but I havent gotten that illusive first deal yet. I obviously exercised the termination option in the two properties I put under contract but I at least got my feet wet. I have decided that I will follow three marketing strategies, which are as follows:
- Send letters to the code violations list I have
- i will print those out from my printer and mail it out myself due to it costing too much if i get someone else to send them out
- I will use fb ads and target the zip codes I want to invest in
- I will drive around those neighborhoods and leave flyers on the doors that look like they need work.
Now to I will resend mailers to the code violations list that I have already sent postcards to, in total its going to be about 400 letters that I am going to send out. Sending postcards in bulk right now is a bit expensive for me so I'll send the letters and see what happens. Now I have more than 400 addresses in that code violations list so I need to go through that list and get the information I need, which is tedious work but it's worth it!!
This is a long blog post but I dont expect them all to be this long, some may be longer others may be shorter, who knows. This is just a guy writing what he's done and what he's going to do and what his success (if I ever have any) and failures (which I will use as lessons)
