Is It Time for Real Estate Investors to Pivot to Alternative Investments?

If you’ve been investing in real estate for a while (or if you've been actively hunting fro a deal), you’ve undoubtably noticed a shift in the market. Interest rates are higher, inventory is tight, cash flow is shrinking, and deals are harder to find. Many investors are feeling stuck, wondering if now is the time to sit on the sidelines or pivot to new opportunities.

Some are still using the same strategies of yesteryear that are no longer working.

What if I told you that the skills you’ve built in real estate investing could open doors to another strategy to build passive income.

Buying a cash flowing business

Yup, the posts you’ve been seeing on social media are real, its a thing. 

Buying an established, profitable business that you can operate as an absentee owner is not only possible, but for experienced real estate investors, the learning curve isn't as steep as one might think.

My Story

I got my start in Real Estate in 2016 as a virtual wholesaler (before it was a thing) I used Listsource, Zillow and Joe McCall's Mind map to select a target market from my NYC apartment I started a direct mail campaign with hand written letters and got my first deal in Toms River NJ a place I had never been.

Fast forward a few years I flipped properties in 5 states, held single and multi family properties and even got a license and sold a couple hundred residential properties commercial properties and a few businesses (I don't recommend being a realtor if your goal is to be an agent, its not necessary also NGL being a Full Time agent kinda sucks IMHO).

All of that left me a bit frustrated and a bit tired. I got into the business to build wealth and passive income in the process I created a high paying job. I knew there had to be a better way.

Selling the businesses opened my eyes to how much more money a profitable business makes than a profitable investment and I was HOOKED! 

I started my journey with what we call a Turn around, think house flipping for a business I did that four times all the while learning about different strategies, how to structure deals, fund deals and decided to push forward as a business buyer. 

I'm currently shopping for deals and teaching people how to do the same.
  

Why you should consider diversification 

When you buy a business, you’re purchasing an asset that is already generating income—just like a rental property. The biggest difference? Cash flow is immediate.

Here are the best parts, you can buy a business AND the property it sits in (if they are owned by the same party) small businesses also can deliver higher returns, with some producing 20-50%+ annual cash-on-cash returns compared to 5-10% in real estate. And just like rental properties, you can use leverage (business loans, seller financing) to acquire them with little out-of-pocket capital.

There are even low money down options in Real Estate we have the FHA loan in business they have the SBA loan.

Want to buy a business? You already have the skills.

If you’ve ever completed or worked on a real estate deal or raised capital for one or done a cashflow analysis you already understand the fundamentals of buying a business. Here’s why:

  • Due Diligence – Just like analyzing a rental property’s expenses and cash flow, businesses have profit-and-loss statements, expenses, and debt service that need to be reviewed before closing.
  • Financing Options – SBA loans, seller financing, and private investors are similar to real estate financing strategies.
  • Negotiation Skills – You negotiate price, terms, and contingencies in both real estate and business acquisitions.
  • Management Experience – Owning a rental portfolio means managing tenants; owning a business means managing employees or contractors.

The Bottom Line

If you’re feeling frustrated with the Real Estate Market, this maybe your sign to explore alternative investments. Business can offer stable cash flow, strong appreciation, and many of the same financing and negotiation strategies you already use in real estate.

For some reason many Real Estate Investors think in terms of Real Estate OR X asset class instead of Real Estate AND X asset class. Your investing business can be whatever you want it to be, you don't have to limit yourself.
