Why you should consider using Facebook for your next vacancy. W/Stats

Given the fact that Facebook will soon take over the marketplace in regards to selling a buying items online (or might be a decent competitor), I found it extremely helpful and informative when I had a vacant property and was looking to fill it up. 

My first step was to make sure I had my systems in place such as my screenings, pictures of the place, descriptions of the property and the the asking price. I use an online free website for these in able to facilitate the process (contact me for information). Once I had all the prerequisites I was ready for the frenzy. Right before you post your property make sure to search all local real estate groups on Facebook. You will usually find them using your local zip code, area code, or city. In my case they would appear as "315 Real Estate", "Utica Real State" etc. This will give you a better chance to find a potential tenant. 

Once I created the add, I made sure to post it to all of these local group. At first, I posted the add at $650, many people contacted me and some came to take a look at it but with no luck. I then reduced the price to $600, for a one bedroom all included, which in the city of Utica is a decent price. Within two weeks I had two applicants whom had paid the application fee, eventually choosing a winner. 

Now here's how using Facebook gave me a huge insight into the marketing of my property. According to Facebook, 978 people viewed the item, and 14 people messaged me asking to either see it or for more information. Compared to Zillow, Trulia, and Craigslist, which did not provide me with nearly half the leads, this was a success for me. 

Once I had found my future tenant I simply marked the item as sold and that was that. This was my first time trying out Facebook and will do it again when my next tenant leaves.
