First Deal done and done....or is it?

Yesterday, JoAnna and I closed on our first deal. A four-plex on the lower South Hill in Spokane, WA. From start to finished we closed in about 30 days. 
The realization of this event hit home this morning as we were drinking our morning coffee and talking about next steps. 

We'll be getting the keys for the property soon but we still need to do things like transfer utilities like garbage and water to our accounts. Also getting the welcome letters ready for the existing tenants so they know we're taking over and to let them know where to send their rent payments. Other things like the new deck we negotiated into the price of the purchase needs to be managed. Lots of details.

This is our first rental so getting the actual business up and running to manage the property and conduct business of land lording still needs to be done. More little details.

I'm going to be documenting our process here more for our own use, but also to share with others if you're interested. And if I can, ask questions and get help when we run into trouble. This community has given us so much, even if you don't realize it, and we'd like to help by giving some back.
