8 MAIN reasons to build an Accessory Dwell Unit

Now there are 8 MAIN reasons why now is a beautiful time to build an Accessory Dwelling Unit. 

Consultants like us are teaching homeowners savvy ways to maximize their properties.

On January 1, 2017, new State laws took effect that creates new opportunities for accessory dwelling units (also known as ADUs, “Second Units” or “granny flats”).

An ADU is a dwelling unit with a full kitchen and bathroom, which is an accessory use to a primary or principal single-family property.

#1. The new law deregulates all prior accessory dwelling unit restrictions and opens up development for anyone to build a second rentable unit on a single-family property.

This means that any property zoned for a single family and that meets local ordinances can be converted into a duplex.

#2 Los Angeles waived their development and impact fees making the permitting process cheaper and less restrictive. As more cities struggle to maintain a healthy inventory of single-family homes at affordable prices, you’ll see legislation change to support the development of accessory dwelling units.

#3 ADU's are rent-able! Let us think about that for a minute..... the illegal unit you have at the moment gets you six... Seven Hundred, Most apartments or ADU's in Los Angeles start at $1200 hundred dollars N five years that's 72 thousand dollars compared to your $36 thousand, some even are in the 1800 dollars a month. 1800 hundred a months is 108 thousand in 5 years and a Whopping 216 thousand in 10 years... Rent isn't getting cheaper!!!! and if you're a millennial living at home, you can finally give back to your parents by paying for an ADU.

#4 Garages built on the property line are grandfathered in.

#5 No in-home Sprinklers need to be provided. that's a saving of 15 thousand right there.

#6 If you live 1/2 mile away from public transit you no longer must provide a Garage or carport.
