Can You really Convert your Garage Into an ADU?

After Consulting on ADU's from Jan 2017 to now with 2 construction companies, and 3 Lead builders I will share with you my #1 lesson learned Homeowners are looking for Consultants like us! That are teaching them savvy ways to maximize on their properties... and This goes deeper than construction! This is a step towards Community balance and personal wealth for those with the land to rent to others.

For years people have sat on the American dream of the house with the white picket fence and big backyard. 60 years later We have finally hit the tipping point in Los Angeles where we have a population of 10 million people and not enough homes are vacant. And with many more people on the way due to Hurricanes on the East, Floods In the Midwest and fires in the North.

Now it's no secret that the Valley, in particular, has about 90% of its garages converted... Why? Because Homeowners were often shocked at the cost of permitting, and dealing with LADBS in the 90's

someone that owns a house and makes $40 thousand a year might not have 80 thousand laying around for city fees. And Banks would not dare give loans out to a un-permitted building which is why there are so many illegal garages.... plain and simple!

Now there are many reasons why building a legal accessory dwelling unit was out of the question for most. I'll share with you 6

#1 Most people underestimated the cost of building an ADU. Before 2017 an ADU's came with the same Impact fee as making a brand-new home. Rec Rooms, Storage rooms are cheaper, and Parking on the street is more economical.

#2 Garages built on the property line that was converted to ADU needed their setbacks mandatory, Fire Sprinklers are necessary to be added, and you are required to provide another Garage

#3 LADBS Needed the Property to be a certain size 9000 SQ FT restricting about 70% of the R1 Properties.

#4 No Loan Officer would even consider lending you money to convert your garage into an ADU or Guest Home to rent out.

#5 Many people are tempted to try to play the role of a "general contractor" to save money on city fees and extend the savings they have by converting their garage Illegally. The problem that has come with that is Subcontractors that are either flaky or shady. Many people to this day will fall into that trap and see there saving disappear.

#6 Say you found the neighborhood handyman, After going through countless hoops and finishing your illegal garage for 20- $30 thousand. suddenly you get an unexpected visit from the city inspector and has you tear down your investment otherwise a substandard lean would be applied to your home.

  • On January 1, 2017, new State laws took effect that creates new opportunities for accessory dwelling units (also known as ADUs, “Second Units” or “granny flats”). An ADU is a dwelling unit with a full kitchen and bathroom, which is an accessory use to a primary or principal single-family property.

Now there are 8 MAIN reasons why now is a beautiful time to build an Accessory Dwelling Unit. Consultants like us are teaching homeowners savvy ways to maximize their properties.

#1. The new law deregulates all prior accessory dwelling unit restrictions and opens up development for anyone to build a second rentable unit on a single-family property.

This means that any property zoned for a single family and that meets local ordinances can be converted into a duplex.

#2 Los Angeles waived their development and impact fees making the permitting process cheaper and less restrictive. As more cities struggle to maintain a healthy inventory of single-family homes at affordable prices, you’ll see legislation change to support the development of accessory dwelling units.

#3 ADU's are rent-able! Let us think about that for a minute..... the illegal unit you have at the moment gets you six... Seven Hundred, Most apartments or ADU's in Los Angeles start at $1200 hundred dollars N five years that's 72 thousand dollars compared to your $36 thousand, some even are in the 1800 dollars a month. 1800 hundred a months is 108 thousand in 5 years and a Whopping 216 thousand in 10 years... Rent isn't getting cheaper!!!! and if you're a millennial living at home, you can finally give back to your parents by paying for an ADU.

#4 Garages built on the property line are grandfathered in.

#5 No in-home Sprinklers need to be provided. that's a saving of 15 thousand right there.

#6 If you live 1/2 mile away from public transit you no longer must provide a Garage or carport.

#8 With rent in Los Angeles hitting an all-time high, Monthly rental income can give families the flexibility to travel, save for retirement, or put a child through college. While there’s a substantial upfront cost to building a granny flat, the long-term return on investment will always outweigh the initial price. A stand-alone unit that costs $85,000 can bring $1.2 million in value over a 30-year period.
