Finding the perfect Realtor for your type of investment.

After months and months of preparation, I decided that the first step into building my portfolio was to find a good Realtor. Now, I realize that as a buyer I am "low hanging fruit". Not to mention that my first investment property was not going to be a 300k property. This was going to be a small single family house. I would love to build my wealth so that I could afford to purchase those kind of properties, but I am just starting. I called a couple realtors, but most of them did not want to do research for me, or even send me listings. A couple of them were too full of themselves and would not want to schedule shows with me, or they would not text me back etc. In the end they were difficult to work with.

I was browsing Facebook one day, and saw that one of my old Marine friends had become a realtor and was advertising herself through Facebook. I knew Angela through the Marine Corps, since we were both in the same unit. I believe that her MOS was admin. I knew that she was squared away, she never got in trouble, or cause trouble for anyone. I contacted her and at first I asked her for her they type of Real Estate that she specialized in. She said that she mostly did first time home buyer and VA Loans. I asked her some questions about investing and she told me that she herself was an investor and currently owns one investment property.

I asked her to have breakfast with me and I picked her brain through the meal. Eventually I saw that she was very knowledgable in various aspects of Real Estate that fit my criteria.

Military: She had dealt with Navy Federal personally as well as through her clients. That was a huge plus because she knows how this particular credit union operates and she knows what they look for in investment properties.

Area: Her and I grew up in similar areas, she also owns a rental property in the city of Wilmington just like me. She knows the value of the houses in the area that I was looking to buy. When I first put in an offer on a house she guided me and gave me very good advice on the offer I should make.

Ethics: The big thing was that I knew her personally, I knew that she had very strong morals, and good ethics. I knew that she was a good Marine, and I knew that she never did anything to get herself in any trouble while we were at the unit. I also figured out that she had a very clear line of what is right and wrong. I know that as her client she has my best interest in mind, and would not screw me over just to make a higher percentage.

During breakfast we both agreed that this partnership was going to be very fruitful and our goal should be to make each other successful and to make money for each other.
