Building Your Team Part 1 (The Investor Friendly Agent)

When you hear the word team you would probably imagine a large group of people right? Well in this article my goal is to stress the fact that a team can be just you and another person. From experience I’ve learned that two is better than one in most cases. If you are just starting out or have been doing wholesaling for years then you’ll already know that alignment with likeminded, experienced, and focused individuals is key to taking down juicy off market deals. The first team member that can be an asset to your business model is a realtor/broker. For several different reasons they have access to MLS, which is a data source used to list and sell real estate, pull comps, etc. They have access to a plethora of tools that can automate running comps such as RPR (Realtors property resource), market activity RBI (Real estate business intelligence), foreclosures realty trac, and the list goes on. Alongside those resources, a lot of opportunities you get will not fit the wholesaling criteria and could possibly be a listing for the agent. So that would intrigue the agent to possibly give you access to some of these data sources and more. So, you may be asking yourself “how do I meet an investor friendly agent?” well… I thought you’d never ask. One way you can meet an investor friendly agent is by going to your local meetups. A lot of agents attend these meet ups to network and gain additional knowledge about investing. Another way you can meet an investor friendly agent is to post an ad on craigslist in your local area. Say something like this. I am a local investor looking to outsource listings to include tenant placement, short sales, and Pre-foreclosures. If interested let’s connect. Finally, you want to have an in-depth conversation with this agent in person and tell them what’s in it for them. How you can add value to them. Share some cool articles with them that you run across via email. That way when you pop the magic question they would likely say sure thing. Drum roll!!! Hey (agent) I know how valuable your time is and I run through a ton of prospects that I need to comp out rather quickly. So, if it’s okay with you can I use your MLS access? In return if I run across anything that doesn’t meet my criteria I will refer it over to you, sounds good? Boom!!! #LEVERAGE #TOOLS #INTERNET
