Selling your home methods
Traditional
When selling your home in a traditional sale you are working with a real estate agent and usually, your buyers will also be working with a real estate agent. This method generally takes around 6 months and you can expect to pay 3% to both the buyer and sellers agents. The agent will be able to do a lot of marketing and get your property on MLS as well as in front of other agents. They are also knowledgeable about the process, negations, and have experience in handling real estate.
FSBO
For sale by owner is when you are selling the house yourself. This immediately eliminates the 3% for the seller's agent fees and the 3% of buyers agent fees is up to you if you decide to allow agents to show your house to their clients or not. You can get access to MLS yourself for around $500 as well. Usually, this process takes about 6 to 12 months.
Investor
Another way to get your house sold is by contacting an investor. The huge advantages of selling to an investor are you don’t need to worry about repair costs, agent costs, fees, and usually not even closing costs. You are also able to work on a very quick timeline and sell your house for cash vs waiting on financing approval. The biggest downside to selling to an investor is that investors are looking to make a profit. So they are going to offer you a lower cash offer for your property than you may receive in the other methods. To find out if this is worth the quick cash sale, you need to calculate your “carrying cost” for the house. If your agent or you take 10 months to sell your house, you have 10 months of mortgage, utilities, taxes, insurance etc to pay on that house on top of the agent fees. An investor can move much quicker and you dramatically save tons of cost with them. So do a little calculating and decide if a faster but lower offer is actually better than a higher but drawn-out process with fees.
