Wholesaling seems like a confusing progress and we get lots of questions about it.  It's easier to understand than you may think.  Wholesale involves finding properties and motivated sellers who need to sell for a variety of reasons, usually foreclosure is looming, back taxes, the property's condition etc. Most of the time the sellers are trying desperately to get out from under the property but don't want to deal with a real estate agent, or think that because of the condition of their house it won't sell.  Once a seller is found, the wholesaler will contact them to see how fast they want out and how motivated they are and they will agree on a price.  Once the price is agreed upon, the wholesaler goes to his investors and shares the details to find the best investor for the property.  The investor will then purchase the property for the price plus the fee the wholesaler charges for finding the deal.
