When is the best time to sell a house?

Selling your home may seem like a puzzle.  What's the best price?  Do I stage?  Should I change that paint color?  And one of the most important questions...WHEN do I list my house?

When the best time for listing your house can be dependant on many things. First, do you need to sell by a certain date? If you're relocating for work and need to sell now obviously you cannot wait for the "right time".  But if you have no deadline and want to know the best time to sell your home the first choice is in the spring.  Spring is the busiest time of the year for real estate and when the most buyers are looking. The first half of May is specifically the best and will sell for about 1% higher than usual!  The market for houses is extremely low and houses are selling extremely fast so getting your house ready (updates and major repairs done), for listing on May 1st will be your absolute prime time! 

And on the flip side of this, make sure you're not starting your house search May first!  It will be extremely competitive!
