Killeen-Temple Flips in 2024
I've looked back at all 173 homes that have sold twice in a single year on the CTXMLS in Bell and Coryell counties to answer one question:
Who is buying and flipping of the Killeen-Temple MLS?
Turns out, you don't have to find something off market to make a deal work!

Some of my key insights include:
Most flippers re are buying between 40-60% of ARV, and often only 80% of current list price.
Most flips are in Killeen, followed by Temple and Copperas Cove.
There are quite a few aged flips that are lingering on the market. My guess is that some of these overbought in 2023 before the market was clearly stabilizing and after a 100 day turn find themselves in a different market than the one they underwrote in. Unfortunately, some of these are probably losing money.
Most flips are not bought off the MLS in a multiple-bidding firesale. It's quite common for these to sell after 30+ days on the market. Likely, homesellers are testing the market before reconciling themselves to the market for their dated or rundown property.
