Long term growth in TX

Hi - as for a rental investment (for long term), in TX, as market generally is cooling, what do you think is the room for appreciation in the next 5-10 years? And as for rental, would targeting area with good school district a good idea for an entry level investor? For appreciation, it looks like so. Having said that, area like Allen or Celina tend to be overbuilt somewhat and could cap appreciation. Also from target audience perspective, it feels that the market in good school district perhaps suit more for buyers than renters. I am not sure how to frame my thinking around it. Any help would be appreciated.
