Which one is better for cash flow and appreciation - AZ or NC?
Hi,
First time investor here. I own a primary home in CA and looking to buy an investment property home. I am trying to decide on the following areas between AZ and NC, would love to connect and get valuable inputs. I chose the below areas primarily due to solid development, companies and university presence. If there are any other areas or other states that offer similar or better potential, let me know.
AZ: Chandler, Gilbert, Maricopa
NC: Raleigh, Durham
Key factors: Rental breakeven and price appreciation, looking to hold the property for atleast 10 years
Price range: $350k-500k with 100K downpayment.

Out here in AZ you're going to need to do a STR or MTR if you want to break even on a property with only ~20% down, but if you pick the right location appreciation should beat the national average. There are some nice pockets in both Chandler and Gilbert that do well as short term rentals. If you'd like more info send me a private message.
