What’s one thing you wish you’d known as a first-time investor?

For those who've purchased their first vacation rental in the Destin or Panama City Beach area (or surrounding areas, too), what's one thing you wish you'd known beforehand? I've worked with a lot of first-time buyers, and common concerns like HOA restrictions or property management costs often come up. Curious to see what's been most surprising or valuable for others.

I would say the MOST important things are 1) communication with your guests and getting good reviews, along with 2) having a vetted team (handyman, cleaners, etc.). and 3) document EVERYTHING regarding issues and Air BnB will take care of you (without documentation you're out of luck).
