Brand new out-of-state investors, looking for insight!!

Hey Everyone! Me and my girlfriend are from the NYC, interested in investing out of state, but not to far from the city, we are looking at the PA area (specifically in Pittsburg) . We are complete rookies lol , but we are ready to begin our journey to building our portfolio. Can you please share what areas are the best to invest for cashflow, Which areas are best for renting out in good neighborhoods? Please provide insight as we are not too familiar with area.
