What neighborhoods in Las Vegas should I purchase a property for rental?

First time looking at investing property outside of where I live, curious to know exactly where I should invest for rental property and should I buy a multiunit? Single house? or Condo?

Only SFR. North of 95, east of 95, west of MLK.

It depends on your goals and usage.  Everyone will tell you Summerlin and Henderson. Those choices make sense if you plan on living in it at some point. They are great class A and B neighborhoods, depending on the area. The SW side of town is growing, has fast access to the strip and is very livable. 

A big part of this equation will be budget and expected returns. Cash flow with a 7% interest rate is hard to find, unless you are comfortable with fixing something up. If you are paying cash, then interest rates will not be an issue.
