It's Michael Blank's company. Michael Blank seems like a great guy, though I haven't met him. He seems very knowledgable in real estate. His podcast, Apartment Building Investing with Michael Blank is great. You should check it out.

 Likely already known info for you, but maybe not for all. 

If no one speaks up as having any experience, and you are looking to invest, you can ask him for his track record of ALL deals, with basic performance numbers (ROI, MOIC, IRR, AAR etc.) for both LP and deal level, and the original pro-forma goals per each; including unsold items. For the held properties, get the performance numbers to date, and also maybe the current occupancy, EO and/or EV. The portfolio performance record should be a fairly small doc that any seasoned GP/syndicator should have on hand. It will only give a piece of the picture, but while hunting for some references, it may be useful data to see if you are even still interested, or not.

The thing is...some won't share and some won't show all deals, nor all key performance factors; BUT, some will, so asking can't hurt. It gives insight either way. The reference information is great to get, so keep asking around.

 I second your post, Jeffery. He also sells some courses for RE sponsors. I've talked to a (presumably) close friend of Mike, and he said that Mike is a great guy, someone who's interested in bringing success and financial independence for his students (and presumably his investors). In fact, he said that Mike even has a list of people whom he helped achieve financial independence. He definitely has a greater motive than just making tons of money. And if I was investing in him, then yes, I'd think he's a great operator just from his motive.

I've never invested with Nighthawk but took Michael's "Platform Builders" course/program last year, I thought it was high quality and my team and myself got a lot out of it. I also recently interviewed Michael for my soon to be released podcast, The Gray Report. He seems like a very genuine, mission driven guy. 

So while I can't speak for Nighthawk's track record or returns, if their multifamily syndication operation reflects the quality of his other offerings then it would be at least worth looking into.

Yes. It went well at first. But now, one of the apartment complexes we invested in with him is about to go back to the bank. We'll have a total loss of our investment--over $100k gone. I'm invested in several other syndicates with other firms without issue. Do your due diligence on this firm.

 When you say "without issue" what does that mean exactly? What's your biggest win? By win I mean where you had all of your investment and profits out - how much was your net gain?
