You can turn $1M cash in to $1m OR MORE real estate equity instantly and cost free. $1M in real estate equity will either cost you interest or selling costs to do anything with other than earn a few percent in cashflow, if you’re lucky. 

Imagine how useless $1M in equity in an empty $30M office building with a $250k/mo mortgage payment is worth.
