Commercial Insurance Policy??

Do any of you buy and hold investor types have a commercial property insurance policy versus person policies on each property?

I am going to speak with an agent tomorrow and that's what he is proposing. The prices looks fantastic even after I pull a few personal policies over at higher rates and the coverage is supposedly better. He was talking about something like a $300k liability per property, a $1M commercial blanket over them all, and then also have a $1M umbrella in place for a total of $2.3M in liability coverage. I need to run the numbers, but looks like I can save upwards of $200 - 300 a month on insurance on 5 properties, not an insignificant amount!

Any downsides to a commercial policy? I'm just not familiar with them at all...
