finding an attorney to handle a wrap around mortgage

i have a seller who has agreed to excellent terms. it's owned free and clear.  i have a buyer lined up who has agreed to the terms already.  the only problem is, every attorney i speak to in NJ has no experience with these types of deals.  any recommendations of how i can find the right attorney to handle this?  i can't imagine nobody is doing these in New Jersey.  I've tried posting on FB, referrals, and previous contacts...so far none have done this.
