Door to door knocking wholesale side hustle

Hello everyone!

Today I met someone who is in the wholesale business. I knock doors to sell solar as my main job, but he said that if I were to find someone who is in distress and needs to sell fast, that I could obtain a finders. I am curious about all the legality behind this and would want to know everything I can about what I am doing.

Do I need to have a contract with him of some sort?

Is this something that lots of people do to find wholesale deals? In other words, are other people out there that spend a lot of time knocking doors looking for people who are in need of selling fast?

Thank you for all of your input! I am a real estate newbie so anything I can learn would be of great value to me!
